Village Real Property Taxes Due Dates

Village Real Property Tax Bills for 2008 are being mailed at the end of May 2008. The First Installment is due by July 1, 2008. Penalties accrue on unpaid taxes each month that they remain unpaid. A penalty of 5% will be applied on all unpaid balances as of July 2, 2008. Additional penalties will accrue each month the taxes remained unpaid.

***The Second Installment is due by December 31, 2008. The payment coupon for the Second Installment is attached to the bills that are being mailed in May - no additional bills will be mailed.

How do I know in which town my property is located?

Briarcliff Manor is located in both the Towns of Ossining and Mount Pleasant. You can determine in which town your property is located in two ways: (1) You can either refer to your Town tax bill or (2) refer to the parcel identification number printed on your Village property tax bill. If the parcel identification number begins with a "4", your property is located in Ossining and if the number begins with a "9", your property is located in Mount Pleasant.

When and where are Village / Town / County / School tax payments due?

The Village of Briarcliff Manor Receiver of Taxes only collects Village property taxes. The town, county and school taxes are collected by the property owner's respective town - Town of Ossining or Town of Mount Pleasant.

Village Property Tax
Tax bills are mailed once each year at the end of May for both the June and December installments. If you do not receive a bill or have any questions regarding payment please call (914) 944-2723.

The first installment of the Village property tax is due between June 1st and July 2nd.  The second installment is due no later than December 31st to avoid penalties. Payments may be mailed or hand delivered to the Briarcliff Manor Village office located at 1111 Pleasantville Road.

- If mailing tax payments in the last days of the month in which due, make certain that you witness a timely official United States Postmark being affixed to the envelope. Postage meters (i.e. Pitney Bowes) and foreign postmarks are not accepted. Where an envelope containing payment of taxes contains no official US postmark date, payment of such taxes is deemed to have been made on the date the payment is received. Please be aware that New York State law provides that a property owner is not relieved of the responsibility for payment of taxes or interest prescribed by law despite the failure to receive a notice that such taxes are due. Even if your bill becomes delayed or lost in the mail, you are still responsible for paying your taxes on time and paying any penalties that may accrue due to a late payment. Please provide the payment coupon(s) from your bill when submitting payments. Postdated checks CANNOT be accepted. If the Village Tax due date falls on a weekend, payment may be made on the first business day thereafter.

School Tax
School - The First Installment Tax for both Briarcliff Manor School District and Ossining School District is due in January. The Second Installment is due in September. Payments are due to the Tax Collector of the respective town in which you reside.

Town and County Tax- Both Town and County Taxes for Mount Pleasant and Ossining are due in April.

New York State Law provides that the Tax Receiver CANNOT waive penalties on real estate taxes after the due date for ANY REASON.

Can I pre-pay my taxes?

The first installment of Village tax may not be prepaid. However, the second installment may be prepaid any time after June 1st.

 
What is the penalty for late taxes?

The penalty for late payment of taxes is prescribed by State law. Please contact the tax collector at (914) 944-2723 for information.

What happens if my bank is late paying my taxes?

Should your bank fail to pay your taxes on time, or not at all, you are personally liable for any late penalties. In accordance with guidelines from the State Comptroller, it is the responsibility of the property owner to know when property taxes are due. Unfortunately, even late delivery of your tax bill by the Postal Service does not absolve you from any penalties. Should you have any inquiries regarding payment of your Village tax bill, please call the tax office at (914) 944-2723.

What do I do if I am no longer escrowing my taxes?

If you are no longer escrowing your taxes, please contact both the Village of Briarcliff Manor at 944-2723 and your respective town immediately. A Notification of Change form must be filled out and submitted to both the Village and Town offices.

What do I do if I purchase a property after the tax bills are sent out?

If you purchase a property after tax bills are mailed, you are responsible for obtaining your own bill from either the Village office or the previous owner. Please contact our office at (914) 944-2723 if you have further questions.

 How can Property Tax Payments be made?

Property Taxes can be paid either in person at the Village Hall or sent by mail. Payments will be accepted in the form of a cash or check. Credit Cards ARE NOT accepted
